RENTING

A practical checklist for renting in Mississauga.

A useful rental search starts before the first showing. Get clear about what the property needs to offer, then understand how your application information will be used.

1. Set your search priorities

Write down your preferred areas, comfortable monthly budget, move-in window, bedrooms, parking, accessibility needs and commuting destination. Separate essentials from preferences. Confirm utilities, laundry, parking and storage for each listing instead of assuming they are included.

2. Prepare relevant application information

An application may involve income information, rental history, references and a credit check. Ask what is needed for the particular application and why. If you have limited Canadian rental or credit history, discuss what other relevant information you can provide. Ontario's human-rights guidance says a lack of credit history should not be treated as a bad credit history.

3. Protect your documents

Before sharing identification or financial records, confirm who will receive them, why they are required, how they will be protected and whether unnecessary details can be withheld. The federal Privacy Commissioner says landlords need consent for credit checks and should collect only information needed for an appropriate purpose. A Social Insurance Number is not required for a basic credit check.

Start your enquiry here with your area, budget and timing. Do not put identification documents, account numbers or a SIN into a general website enquiry. Arrange the handling of application documents separately.

4. Review the agreement carefully

Ontario's standard lease applies to most residential tenancies, with exceptions. Check the property address, parties, start date, rent, included services, utility responsibilities and parking. For a condominium rental, review the applicable condominium documents and rules provided by the landlord. A rent deposit cannot be used as a damage deposit.

5. Confirm the practical handover

  • Agree on the key handover and confirm the tenancy's start date.
  • Ask whether a building move-in booking is needed.
  • Record the property's condition and how outstanding issues will be reported.
  • Keep a copy of the signed agreement and payment records.
